Cabinets can be repaired and a quality job of spray paint, inside and out, put on by a qualified painter makes them look like brand new cabinets.Maybe, if the house calls for it, I might replace top cabinet doors with glass fronts.The yard: big savings if you start to put water on the yard as soon as you buy the house.

Are there any tenant protection laws I should know about that might get in the way of me bringing in painters, tilers, carpenters, etc.Thanks!

Also, have you gotten any feedback on it from your painters?  

It's like a painter telling  a client that his employee spilled paint on his car and giving the client the name and number of the employee with instructions and suggestions on how to get the employee to make things right.

I recently fired a painter for shoddy work, they raised heck and even go into a massive fight amongst themselves in front of me over $200.

(Spent an afternoon pulling painter's caulk off of a bathtub...)8.  

We generally do landscaping after flooring (as the flooring guys and painters will mess up the landscape dumping their buckets), unless we need to grow grass or something that will take a few weeks, in which case the landscaping is done first thing.

Of the four licensed painters I interviewed, none asked for a deposit. 

I do this , I tell them my painter will do the painting , and I will charge them double .

Should I hold the tile and painters money for tthis.
