Things that may increase rates: The Fed says they will this week; inflation and covid damaging our economy. 

Inflation.

Peter,In this inflated market I would most definitely advise in using the banks money. 

The former means that even if you eventually return the exact amount of your tax savings, you get to use the money in between as an interest-free loan and repay it with the money devalued by inflation.

The CT market has been outrageously inflated for awhile now and opportunities are sparse.

Inflation is constantly eroding buying power; each year, it costs more to buy the same set of goods.

Fast forward (4) months Feb 2022 through year end will cause a downward spike in these inflated prices.Prices are already coming down in certain areas along with more inventory. 

Additionally, with all the money printing going on currently, I see debt as another tool protect against inflation. 

I'm a US Citizen living abroad and looking for options to park some of my cash in something that appreciates rather than watch cash constantly lose value due to inflation.

Add that to the fact that we have the gov't printing money at a breakneck pace spurring inflation, so naturally - the stock market and RE markets are soaring, and then the really odd aspect - the USD index is... rising?!
