Investing/Buying from overseas

I'm a US Citizen living abroad and looking for options to park some of my cash in something that appreciates rather than watch cash constantly lose value due to inflation. The goal is to use cash for a down payment, finance the rest and have the rental revenue cover the mortgage and expenses. Then sell in 5-10 years for a reasonable profit. I am not looking to accumulate many properties monopoly style and I can't be on the ground or get into any kind of fixer upper deals since I am living abroad. My conundrum is that I am really not clear on where I should be looking or even what type of property (SFH, condo etc) makes the most sense. The US is so vast and the only place where I have lived (NY) and therefore know well is not a market I am considering for various reasons. Any advice to point me in the right direction is greatly appreciated.
