I bought my first note for myself using a self-directed IRA (rolled over from my corporate 401k account), referred the deals outside my capital level, kept tail-ends of partials whenever possible, and started using a line of credit to take advantage of pool pricing. 

This is a question I ask myself towards the tail end of evaluating a market.

Hi John,for what it's worth - this is the only time I would spend money for someone with real knowledge to provide the details.If it's done wrong you've got the IRS on your tail and the results can be very messy.If something is clearly explained so you fully understand how it works, go for it.

Work your tail off, sweep floors, send their mailers, take out the trash, learn how to sell, learn the process, read 50 books in a year, listen to every last one of the BP podcasts, get tons of No's, knock on doors, get stressed, frustrated, and fail. 

Without her, we would fall apart, and end up chasing our tails all day long, wondering why we aren't getting anything done.

I do not listen to or consider reasons, excuses, fantasy tails or anything else by way of explanations.

sorry to bring up an old thread, but was wondering how you all believe the current rental climate in PG is today at the tail end (hopefully) of the pandemic?
