But neither can be accurate if they don't take into account the floor plan, condition of the mechanicals (electric, plumbing, HVAC) and structure (roof, gutters/drainage system, foundation, doors, windows, walls, woodwork, special features) and furnishings (cabinetry, floor coverings, window coverings, appliances, lighting fixtures, plumbing fixtures) and land (zoning, location, yard size, landscaping, fencing, nearby attractions/distractions).

If you skillfully dress them up with stone, brick, wood work etc, they can become a unique and stunning focal point that makes your house stand out from all the other houses that potential buyers are looking at.On the other hand, I think fireplaces increase liability if the property will be a rental unless you totally seal them off as others have stated.

So we had an electrician doing his work plus plumbing, dumb, a GC that was really just a carpenter, and a guy doing our new load carrying beam opening up the floor plan, that was nothing more then a great wood worker and never followed the plans from the structural engineer to secure the beam properly.
