I would also recommend citronella candles in the summer.That's what I would do.

Home Depot offers a great elongated bowl toilet with all bolts and wax ring for $88 in my area.

I had one toilet that I had to buy all kinds of wax rings, wax ring replacement products, shims, etc...

The house was spotless and I had autumn scented candles burning when I showed it, a few fake plants in the kitchen.

Lines are very hard to obtain for real estate investors right now AND they are subject to waxing and waning if the bank wants to increase or reduce risk.

The wax ring was on a little crooked, but not likely to cause an issue.

However, if they are complaining a couple of months into the lease and they knew about the smell before the decided to move in and you didn't mention anything about removing the smell prior to the move in date, I would tell them to light a candle.  

I think (many may disagree) that looking at a personal residence is an entirely different ball of wax.  

Just go around the manager.The fact that the property manager is a Realtor is another whole ball off wax where ethics are concerned.

However, in those instances we do inspect and keep a watch to make sure food is not rotting in a fridge, pipes are not freezing, candles are not being used as a light source, etc.
