Going by other rental properties of that vintage in the area, I would not be surprised if the landlord was averaging $600 - $800/mth operational costs (not including property tax which is 3%).Once we get rolling in June, I may move this to the Diary Thread and post our findings, mistakes, and successes.

The key going in is to have a good mix of retailers and food to diversify risk and put in for expected numbers not what current lease rates are that are vintage 2005-2007 but what they will be when they renew.The developers who base new projects off of retailers paying a certain per sq ft based on strong per sq ft sales projections are the ones who will be in trouble once built out.

Special attention needs to be paid to the vintage ( year built ) of the property because older properties tend to have multiple things you have to watch out for ( lead based paint, knob and tube wiring, unpermitted additions and updates, asbestos, galvanized plumbing, etc.).

you could do a brick step-out up top rather than a custom cornice that could be very pricey. it could look nice if you color match the vintage brick or go the opposite and do a contrasting color (like white to match your windows and basement) to make the top stand out. attached are some examples of some top step-outs. the brick mason doing the re-pointing could probably give you a quote for doing the top as well.

Also a few vintage Japanese tea cups thrown in an attic.Some clown left their crack pipe in an outdoor electrical box once.Just found about 20 rakes, shovels, and assorted yard tools in the crawl space of the house I'm rehabbing now.

Most of these loans are crisis era vintage (2002-2008).
