Looking for best CO towns for STR investments

I was initially thinking CO Springs but I would like to find a town/ city with milder summers and:1- will appeal to vacationers or renters/ relocating families during all seasons 2- TH or SFH is ideal so I can avoid condo fees (but I’m open to suggestions)3- A town that does not completely turn into a ghost town after ski season4- Affordable/ good ROI (anyone have advice for determining ROI using mashvisor vs AirDNA vs other methods ?)

The bad thing is more wear and tear on your property with different travelers/vacationers coming in/out.

@Alex Smith I'm not as familiar with the Ft Myers/Naples markets but in Sarasota County, it is pretty easy to keep a furnished short term rental booked most of the year with snowbirds in the winter willing to rent at 2-3x market rates and vacationers in the summer at around 1.5x.

Potentially sounds like long term renting would not produce great tenants and vacationers may not want to be next door to people who live there but going to keep doing my research.

Resort areas usually have a hard time with employment during the off-season so LTR’s suffer.I live in an area that attracts vacationers (skiers, hikers, mountain bikers, campers) but also has great revenues from LTR’s due to colleges and a large medical center and school.
