@Eric Bergey there is some good advice given here, especially watching out for financially unhealthy HOAs and the resulting assessments.  

For that matter, plenty of people who share a lease eventually establish their household systems but it's unhealthy- and everyone can't wait for the lease to end.I love your priorities, so I'll respond to each how a complete household system and a property management that does some sort of CPM tha supports this system serves these essential PM priorities:1) The Right People: a complete household system attracts the right people and repels the people that would cause problems (even if they have clean records). 2) Minimize Vacancy/TO: a complete household system is one where people want to move in and stay there for years and years, rather than merely stay there until they can afford to do otherwise. 

Most adults not only smoke, but chainsmoke while living totally unhealthy lives eating crap food.

I agree, these days working career is burning lot of people out and turning many to be unhealthy as well.

I'm going to stop following this thread because I think it is going in an unhealthy direction.  

Nothing I love more than hearing I got outbid on yet another house by another investor from Shanghai in a highest and best bidding war orchestrated by the realtors, by the way.I don't know the exact extent which deporting illegals would help, but since it's as simple a concept as "enforce our laws" I see it as an easy start to lowering housing prices.And I agree that we ought to restrict certain foreign purchases of real estate as it not only drives up prices, but can also contribute to speculative bubbles which are unhealthy for the economy.The good thing is that these two strategies can both be implemented at the same time.
