Around here the trend is growing into an 'us versus them' mentality -- the hard-working citizen/homeowners versus the evil greedy landlords.

Currently looking at duplexes/4-plexes in older, trendy neighborhoods in the 150-250K range.

Generally, when you are comparing properties that are over 50 like these, it comes down to the property's condition and if the neighborhood is retaining desirability like in trendy areas or areas that will always be wanted like historic or garden districts.

I'm rooted into the neighborhood and the neighbors love that I've rehabbed an eyesore of a property, which was bringing down their trendy street of SFH.

The new trend is to demonstrate to a new tenant that the drains are working when they move in so any problems are caused by the tenant and therefore a tenant responsibility.Allowing a tenant to do repairs and deduct from the rent is a very slipery slope.
