We are now (day 55, roughly) preparing to close on a replacement property that was properly IDed in a transaction (at 100% ownership) we didn't actually expect would transpire.

@Lisa Mauritis  I would document everything that has transpired (dates, names of people spoke to, etc.) and leave to minor details out, gather up all the condo docs and any other documents you can think of.  

However, if payments slow down or do not come, does this situation complicate any legal situations that need to transpire?

This is what sounds like transpired with you hoping to receive back rent and a new tenant.

I'm not too educated with how this situation will/should transpire as there is a short sale wrapped up with probate process.
