@Karl Krentzel  on another thread that was going around yesterday there is a bunch of fraud going on right now with bogus buyers and sellers trying to snake small dollars out of investors.And for that reason alone many Realtors chimed in that their brokerages now require verified prequals before they will show property or write offers.. this to keep agents from getting abused and others getting ripped off by this new wave of Nigerian sucker stuff.And again along with the reality at least in our market No prequel and your not going to buy much if anything..

Snake in the grass tactic to artificially inflate GRM and Cap rate.  

Plumber would snake it and it would work fine, couldn't detect a clog.

Buying as an investor is usually fine, it's the selling side that's a pit of rattle snakes. 

I recently had a tenant get his "plumber buddy" to snake out a drain.  

We did not charge him for it, because our contractor cleared it with one of those long plastic snake things and removed a clump of hair.

We found a huge snake hole below the house.

But I am who I am (and had the black widow spiders, rattle snakes, and large flying cockroaches - that we used to catch and fly on strings in our back yard to prove it) and although I do make apologies for it....I'm continuing through the course of life down the road I carved our

probably yet another form of snake oil in the form of a "coach."
