Off course you have to have thick skin due to most sellers responses and also have to know your market well.

Ken McElroy is an outstanding example of an ordinary real estate investor who stayed with it through thick and thin to become successful and I'll listen to him as many times as you can get him to come on.If you could corner him into doing an 'intensive' on any subject related to the apartment biz that would be great too-

Keep submitting offers those offers and have thick skin.I would regularly get insulted by sellers regarding my low ball offers.

And as for carpet/tile, I just want anything that looks good, which I know is all relative, but by good I'd mean, standard padding, with thick carpeting, and for tile, just something around the $2/sqft range that looks good.

Multiple (around 3) thinner coats of finish is better than fewer thick coats.
