You should hire a good inspector(s) to inspect your target properties - it's worth the money (and you might need multiple of them, as they are specialized and a regular one might not be doing roof inspection or pest/termite inspection due to different license).

A full home inspection cost around $500.00 that's home inspection, termite and radon (in Delaware you have to worry about the odorless gas) I'll give you some advice and this goes to everyone.

I've had termites, sweating slabs with no plumbing leaks, broken drain pipes, missing HVAC units, copper stolen from under vacant property, properties red tagged by the county, accelerated mortgages because of due on sale clauses, pets that did 35K of damage, and so many other things.

All of the windows have been replaced, the electrical has been upgraded termite inspection only shows $4500 of maintenance type of work.
