Investing in Single Family in Ventura California

 I am planning to buy single family 3-4 bed home Ventura California.

This is new build costing around upper 900k. Will put 20% down for purchase. Stay in home for 1 year and rent home.

With high interest rates, planning to refinance it later for lower monthly mortgage payment.

Hows Ventura market and is this good idea.

With new home hoping it will have low maintenance for several years.
