Rates are supposed to go down. 

This week supposed to be 15 highs and 0 lows. 

I have found the JLDs to be mostly from credit card companies and banks, but I am still unsure if that's what I am suppose to be looking for or not.

from what I understand you're not supposed to advertise any deals or promote yourself.There are definitely good to great deals though.

Unfortunately we didn’t get it, supposedly got beat out by an offer 50k above our 50k over asking offer and they waived appraisal and inspection (we were close to that but not that nuts).

@Rafael Roone thing to consider - most folks in your position who are in California and buy in a supposedly low cost market - Memphis, Kansas City, Baltimore, Cleveland - don't have the right expectations. 

They buy up lots in nowhere that you can do nothing with and then act like they've been liquidated by the government so they can sell them off supposedly cheap.

I use saved responses in Zillow messenger - I suppose I could try to integrate AI to automatically select a response based on certain criteria…But what else is taking you that long?
