Without sounding as if I don't appreciate the speed and ease that email affords us, I do feel that in some cases there is just no substitute for being there in person.Remember, buying a house at a discount actually requires tremendous salesmanship on your part: you have to "sell" the owner on the idea of selling you the house cheap.

If I park at the street or in a driveway and know the asking price, I know what rents would have to be before I get to the front door,or pretty close to it.But there is no substitute for looking at real costs.

RE is not a market with great liquidity or with substitution (1 house is not exactly the same as another compared to 100 shares in a company being the same as 100 shares of the same company).You do need to know your market and you do need to adjust to local conditions as they change.RE prices do not fall all that rapidly.
