Rent an industrial strength ozone generator from a hardware store and run it in the apartment for a couple of days.Ozone is an unstable molecule that attacks hydrocarbon molecules, breaking them down into harmless substances like carbon dioxide, oxygen and trace amounts of water.Just make sure you follow the precautions and if you overdo it let the apartment air out for a day.

And unfortunately in the midst of my aimless pursuit of a post-college career, i was battling toxic relationships, substance abuse, and other legal battles I brought upon myself. 

What I hear so far does not comport with that notion, which is why I'd love to hear any counter argument with substance.

There will always be a market for a hipster looking to save a few bucks to invest in their extra curricular substance activities :)     If you really believe supply could surpass demand simply reach out to the university. they have the data available as to how much student housing is available in a geographic area around the university.  

The cap rate is just one of many substances and ratios that maybe biased towards the real estate Agents and appraisers.  

Yes, interest only loans can work, but that is a different strategy I refer to as a form of "cash like substance".
