My main concern here is with the existing second egress upstairs (porch leading to stairway), which is structurally unsound and must be taken down.

It states in part that:The owner shall maintain all means of egress at all times in a safe, operable condition and shall keep all exterior stairways, fire escapes, egress balconies and bridges free of snow and ice, provided, however, in those instances where a dwelling has an independent means of egress, not shared with other occupants, and a written letting agreement so states, the occupant is responsible for maintaining free of snow and ice, the means of egress under his or her exclusive use and control.

@Brie Schmidt I found the following under the Massachusetts general laws defining condos:''Common areas and facilities'' shall, except as otherwise provided or stipulated in the master deed, mean and include:—(1) The foundations, columns, girders, beams, supports, party walls, common walls, main walls, roofs, halls, corridors, lobbies, public stairs and stairways, fire escapes and entrances and exits of the building;(2) Installations of central services such as power, light, gas, hot and cold water, heating, refrigeration, air conditioning and incinerating;(3) The elevators, tanks, pumps, motors, fans, compressors, ducts, and in general all apparatus and installations existing for common use;

I planned on renting the 2 floors (I live in first floor) for $900 each and putting a stairway connecting the basement to the first floor apartment to make it a 4 bed which would rent for about $1500 a month making my total rent income $2400 a month.
