They have restrictions in place that place limits on days per year, occupancy, etc- but it's still doable (& profitable). 

I am in talks with them on doing two accessory units behind a SFH that is not owner occupied. but an investment property, so that approach is doable in certain areas of town.

While margin borrowing is doable - I think it opens you up to potential pitfalls that could be avoided going a more traditional route.
