It integrates outlook so that you can use it on all your ms devices, home computer, laptop, tablet and smartphone.

I may be over doing it and some of my thoughts my come from my age, there were no emails nor smart phones  when I became a landlord, but I keep a paper trail on all conversations with my tenants either by email or general and certified mail depending on the circumstances.

I hope to add a few more units over time.4) I like technology, smart phone apps, and would like something that takes advantage of smart phone apps in order to stay on top of deadlines, tasks, repairs, etc. 5) which one has the most user friendly portal for tenants?

I can't count the times in the past 10 years that I've gotten a late payment excuse from someone wearing obviously brand new designer clothes, sporting a brand new smart phone or otherwise displaying some kind of behavior that was incongruous to their situation (new car, new tv, new bbq pit, daughter runs in and says she can't wait until they leave this weekend to go to six flags, "lost my job" but they're leaving the house freshly showered wearing their uniform....)At the end of the day, you have to do what you can live with, but if you're asking for advice, my guess is you're looking for support for what you already know you have to do.

What makes it easier for me now is I finally updated to a smart phone (I know, Mr Procrastination) and now it's easy to just take a picture of the applicant's ID.

Do you just store in your smartphone or is there a Real Estate organizational software / program you use?

It works like a standard office phone system, but also has a computer-based soft phone, app for your smartphone, and you can text/fax all from one number.

As far as saving on heating costs, if you haven’t already, tune up your heating system it will operate up to 10% more efficiently, and you might be able save more heat by weatherizing the building better: caulk any gaps causing drafts, insulate any uninsulated cavities where you may be losing heat especially between cold spaces like attics and under floors or in walls where the insulation has sunk down or never existed (you can find these poorly insulated areas with a thermal leak detector gun which are only like $30-50 these days), use weather stripping around doors and windows, use storm windows or the cheap plastic window insulating stuff, open any drapes to let the sun heat the home during the day, close closet doors, etc. and turn the heat down to 50-55 (I would get there early or use a smart-thermostat you can control from your smartphone to warm it up before showings though, as a cold house might turn off a renter).

This is before smart phones were common.
