You should be able to pay off the loan anytime during that period, without any sort of penalty.

Giving them skin in the game ensures they’re just as invested in success as you are.

This is my first investment of this sort and it has not worked out how I originally intended but I am learning from my mistakes and will be making better decisions in the near future What made you interested in investing in this type of deal?

I would love to talk to someone who has rented to college students before and sort of pick their brain.

I don't know what they tell you in CA but here in NY we are suppose to reject any sort of income during the time of the eviction.

For those that have yet to do this, it takes less than 10 minutes if you are a single member llc - just make sure to have a copy of some sort of identification. we did all of ours .. and our attorney contacted us as well and let us know to get them done or he would do them for us. 

I was thinking that if Memphis (and the sort) have cash flow but no appreciation...
