LTR is stable, slow, and risk is low but potentially not as much cash (right away).Comes down to what goals you have and your risk threshhold - I have friends in CO springs who do STR and MTR, and works out great - but also have folks who LTR in that area and it pays for them self and it a great way to save money in places like taxes and build equity.  

Something I find much more exciting and ROI-stable than just a big-*** luxurious apartment in Lisbon Downtown ;) 

Flatter tends to be better, but even then you need to make sure the soil is stable to support your structures.

Horse stable in the middle of LA, 20 acres 1/2 swamp next to major airport in Florida, church with 6 acres in the middle of town, contact bank Trust departments and let them know you want to buy.  

The best part for investors about being near hospitals is that the staff tends to turn over frequently because of residences and travel nurses, providing stable rental and home buyer demand.

The idea was to upgrade the units significantly and raise the rents, then possibly sell once stable.

And once it blows up, they move on to bigger, more stable projects.
