So why not put that money to work and start building up some cash flow?

Hotels are the baby of real estate investing and running a business.Unlike any other commercial asset class, hotels are extremely labor-intensive to run but can spit off ridiculous cash flow.

The owner also needs to save for big ticket items that may need to be replaced every 10 or 20 years such as AC, hot water heater, furnace, roof.  

Cash flow is a myth.

Or like many small in businesses you raise cash from friends family and anyone else that knows loves and trusts you.The other thing I suggest is to make that $27,000 or $37000, or $50000 yourself over the next year. 

PSA : Don't hire TRUEBOOKS they will cash your check and leave you high and dry. 

Definitely a chunk of change I don't want to pay, but having my cash back out to do another deal might be worth it... 

@Dean Hendricks not understanding why your lender would allow you to spend money without having verified you have the cash to close?
