Hey @Henry Lazerow - I would tend to agree that most of the NW side of Chicago 2-4 units don't play out perfectly well for BRRRR deals.I always looked at any potential house hack vs. having to rent - if my overall payments were less than the rent I generally considered that a win.For me...the house hack is just the ticket into the amusement park and then the fun rides come after...getting started can be overwhelming and hard so I can see why people might take a discount.I think one of the keys to strong equity creation is square footage creation which is basically what you outlined with duplexing up or down.

Landlords who pay attention, are ready to wait, play by the rules of the local laws, and have enough volume or cushion to ride out the outlier experiences, have seen, and I believe will continue to see, the benefits of lack of competition accrue to them to the tune of millions of dollars.

I do not have much knowledge on real estate but I am the hitting  books: BRRRR by David Greene, Estimating Rehab cost by J.Scott, Investing real estate with no/low money down by Brandon Turner and finally, Rental property investing by Brandon Turner.Outside of real estate, I enjoy swimming, bike riding, watching anime, playing video games and interests in the stock/house market.Excited to learn and connect with you all!
