We've had clients get phished/scammed sending to the wrong bank/account and these things can occasionally be reversed as long as the recipient is not long gone.

First, sorry for you loss.Financial advice is so dependent on the recipient and their current state, so please take this with a grain of salt. 

I have been the recipient of a cash offer before and the only benefit I can remember is a faster closing timeline.  

She's a section 8 voucher recipient, single mother with children.

I always try to include something of value to the recipient.

It is my opinion and experience that Section 8 recipients do not appreciate what they have the same way they would if they had to pay the bill.

So you have 15 people left over that didn't call you for more info and they didn't leave you, but they are obviously a bit annoyed.3rd time sending a mailer:The more often you send a mailer the faster the recipient will now be pissed as you are annoying them.

Sending mailers several times to one recipient is bad.

I have recipients which document all of this.Considering I have had 4 incidences in less than 12 months, it's safe to say that the previous owner had at least 12 similar incidences during the 3 years he owned it.Upon questioning the tenants who were living in the building at the time I bought it, I've been informed that there were multiple plumbing problems which were severe and ongoing including regular sewage back ups and raw sewage running from the building.
