Given the photo of that fix/flip, I assume you're OK with a "fixer upper" or would you prefer a turn-key rental?

Your son is likely paying more than the property is worth, by definition, as the seller would almost certainly prefer a similar offer that was not subject to. 

I've always been about building something of high quality that is sustainable and like you said I think I'd prefer a little less cash flow in an A class neighborhood.

I know lots of installers don't do it, and I personally prefer the unimpeded look, but anything installed outside of the requirements of the material is probably going to be limited, i.e. the insurance company is not going to pay you because the material was not installed according to flooring requirements. 

First, banks do not prefer W2 income over 1099 income at all.
