We always do a final QC walk-through BEFORE we allow any prospective tenants inside, then we do a walk-through with the tenant when we hand over the keys to notate anything pre-existing, such as damaged casings, frames, etc that weren't in need of replacement.

The only thing you would want to do if you go this route is to get a good property lawyer who can fish out any pre-existing deeds on the property which can lead to an awkward "my grandma left me this property in her will" situations.

Unless the seller provided good move-in documentation (move-in condition list ideally with accompanying photos), you have no way of knowing what was pre-existing.

There's a controlled, pre-existing relationship (likely of a sexual character - but I don't know you and I'm not assuming) between the agent selling the property and the inspector who assesses its quality.
