If they have a 100 unit property and 5 units are eviction candidates, they can leverage and hold out a bit since the other 95 units are performing.

Personally have not seen anything I believe is legit (but I only invest locally).

Non performing assets are why the notes are so cheap and give great returns. 

I'm starting to see more private note holders reach out to get a loan against the performing note they hold. 

It can make leasing a bit harder since you will have more vacancy when those come do but it will all be in peak season.With respect to the hiring decision, you would need to hire someone to replace you (perform the same functions you currently perform) so that you continue to work up the ladder (spending more time on higher value tasks).
