I am a pastor and adjunct professor who desires to create residual passive income from real estate investing. 

We have inspectors which use thermal imaging--works well to see behind the drywall or tile in showers to find leaks (past or current).

I understand this might be a difficult question as investors usually aren't celebrities and don't become widely known, but I'd like to know about any really successful RE investors, past or present.I like to read the biographies of people that have what I want and see what they went through to get there.

Know this: that person is worth their weight in gold, and can be the primary person that you run things past or ask questions as you move through your day.

Another example: a developer working on a smaller MF with a 20 year relationship with a local GC, that local GC can give preferential pricing because that developer had given him multiple projects in the past, or may have multiple projects going now, such that each projects total prices can be discounted.

As a former pastor of mine once said, "In Heaven you meet All Saints, in Purgatory you meet all souls, and this world you meet all sorts."
