i use the lowes 67 cents/sq ft ceramic tile in starter home rehabs...buyers prefer this over vinyl, plus it's cheap..you can invexpensively dress it up with a border, accent, offset pattern or diagonal pattern, etc.

Most turn keys have there standards and your right there is no parity to it.. so a buyer should get a rehab scope of work and compare exactly what was done and then have a 3rd party inspection verify that its done as noted.

I was planning to just install the single piece 22" depth formica tops from HD and cut to fit, but notice the diagonal piece above the DW which is deeper than the 22".
