If you want more, you buy more at a pace that is comfortable for you.

Ideally they did not pay over retail because if they did they could easily lose the money they put into the property if the loan gets called.  

On 1/2 price days I spend $250 and get nice clean clothes only with retail value of around $2,000.  

I have a commercial property with four retail spaces and three different businesses.

Some investors are comfortable buying for appreciation or with the expectation that rents will grow at a faster pace.

Keep in mind that a slower pace is often normal for this season, and things usually pick up as we move into spring.

what you're proposing, while possible, is incredibly difficult and highly risky, and i don't know how you would do it completely remotely with no plans to visit or set up a team.i think i've said this in other posts, but there is tremendous demand for inventory right now among both retail buyers and investors. 

Off market deals I say are not really the bread and butter of most retail agents. 

High LTV purchased at retail (off mls) has large initial negative cash flow- regulations are tenant friendly.  

It's pathetic and there is a reason he is not friends with the bigger figures like Pace Morby, Grant Cardone, etc.
