In Orleans Parish (county), property taxes are paid a year ahead and, normally, the buyer has to pay back to the seller the pro-rated amount at closing. 

Most in the flood community believe that Sacramento is the next New Orleans/Katrina, or Houston/Harvey.

We currently have 12 units so nothing crazy we are looking into a 81 unit in New Orleans.

I'm not too worried about being tempted to spend or lean on this money, my wife and I have lived way below our means for years now.   

I know what my options are moving forward and thank God Louisiana and New Orleans are relatively landlord friendly.

It's not too far from Baton Rouge or New Orleans, but would any of these places be good for starting out with real estate investing as a beginner?

I wanted to start with Airbnb’s but there’s really not a huge market for them here except for in New Orleans but they changed all the rules and regulations recently so it’s impossible to do it there.
