The highest fee I've seen for assisting with tenant placement is 10% of one month's rent.

I'm in Peter's course and maybe it is different for me but I get my 10k back after doing a deal(s) worth $500k which is easy to do really.. feeling close to getting that done in the next few months.

It should have been 2-3 months and I was in it for 7 months renovation and then took almost 4 months to sell.

They said they'd accept a 6 month term instead, but they're not being very forthcoming about what their sales record has been (I asked for the last 12 months just to get an idea, but they ignored the question :( ) and I'm getting a not-so-great feeling about working with them....The home is 2-stories, attached garage, 4bd 3ba, 2269 sqft and sits on a corner lot with a huge backyard (lot is approx .13 acres or 5662.8 sqft).

I wouldn't have any interest in buying something like this to hold since it would be so far negative cash flow wise on a monthly basis.

NOTE: you have to live their 12 months due to mortgage requirements.

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.
