@Joseph M. as it relates to real estate investments within an Opportunity Zone, you would need to double your basis in the property within 30 months. 

The only issue is more time goes closer to X-mas, which makes it progressively harder to find tenants for a 3/2 premium rental. 

Hard to turn down $50k just thrown at ya like that, and honestly there is sooo much opportunity out there, I bet I will have another before X-mas. 

And write the notation for M as M(i) to indicate that it is a function of the interest rate i.Then here is the analog for a regular loan of what we have been discussing for an interest only loan:Suppose you have a property with cap rate C.Then there is one unique interest rate, I, so that the mortgage capitalization rate M(I) equals the cap rate C. 

@Neil Aggarwal problem is that the analysis being done is based on rents that move and that R&M as well as principal payments on loans means a declining asset could be problematic.

@Marc M. as crazy as it sounds, this was the first offer I have ever made in my life and it worked out!

However when I scan these websites, they lack both R&M as well as any sort of reporting on what has been replaced in a property.

I will see him at X-Mas and plan to see if he has any interest in letting me add value for him some how....haven't figured out what I can do for him yet, but hopefully he has a problem I can help solve.Any suggestions?
