You also need reserves for vacancies, general emergencies, etc.so the real take away is that you did not make $27k on those properties for the simple reason that you failed to adequately calculate your expenses.a labeled account for reserves shows your intent and helps justify your deduction.

I have some real life experience with this, my grandfather is 88 years old, his wife my grandmother is in failing health (chronic illness is expensive), he has 5 properties right now 4/5 were bought pre 1980 so obviously have appreciated a ton the 5th has probably gone up 5x since he bought in and that’s the one that’s done “worst” now this sounds like an great portfolio everyone dreams of right?

In fact new construction in Milwaukee is almost non existant, so we have a chronic housing shortage (both for rent and for sale) but very little additional inventory.

If that person is an employee of one specific bank/lender, it's common for them not to have any idea which hits are "their" hits, and which come from Fannie Mae, since they only ever see the rate/fee schedule from the one place they work at, and they aren't typically labeled that way, it just says "2-4 unit cash out:" and lists the amount of the hit in basis points, without specifying from whence it came.
