Until it was adjudicated and a judge found for the plantiff, the claim was an open case. 

There are some whacko judges but the odds you get he is real small.  

If you do go to court for eviction, the mediator/judge will want to see a record of non-payment notices to demonstrate the tenant is not having a one-time hardship.

the judge however did not see it that way and said it was a foreclosure and not an eviction when they stopped paying. 

really depends on the state.. for instance OHIO is one of the safest the judge wont confirm the sale unless everything except irs is taken care of.. you just need to know if its a first or second.NV is another pretty easy one at least Vegas. where the sales are handle downtown there is a title company right there and they run title on everything that is going and offer a hand out to any bidders just ask for it..

I understand why we've become so polarized and more people are moving to the extremes, so I try not to judge people personally for their opinions.

If they got incapacitated for life, a judge or jury decides it's $1 million, then the judgement will be $1 million.

Text messages can be a start, but if you ever go to court, I can tell you judges don't like text messages.
