As the owner of 87.5% of the units in that building, you should have a big say in how things are run in that building.Without knowing my numbers, my intuition is that it would probably make sense to acquire the last unit if posisble.However to know for sure, I would  run a comparison analysis between keeping the units separately or pricing the building as a one multifamily.I would use the statements from the HOA to know precisely what my expenses would be.

Regarding your question, intuitively you'd think a bank would only care about NOI/cap rate/equity at purchase vs when you refinance, but I may be wrong, hopefully others who have been through the refinance process can share their wisdom.

It takes alot of intuition psychology and verry hard work to sucseed in this business you have to love chalenges its kind of like paying off a 30 year mtg but the more you learn the easyer it becomes theres alot to know from begining to end most important is working for someone that you can trust if its your own business then you should do fine but you cant do it all by your self originate process underwrite track the loans etc etc etc.......

It automatically generates monthly rental invoices, reoccurring bills like sewer bills, and has great reporting functions.Going even further I got set up on IPN (Intuit Payment Network) and now I email my rent invoices to my tenants and they can click a link, and pay me online, I then just click to receive the payment and everything is recorded instantly.There is a learning curve to some extent.
