Intrusion into free market is scarry.  

What appears to be water damage to the foundation can be caused by water intrusion at the roof that travels through the walls into the foundation (typically in block foundations).

I also hired professional property management a couple years ago when some of the more intrusive Seattle rules hit,   but again this was a modification of my existing plan which required that anyway so I could keep scaling beyond what I could manage by myself while I still have a full time job.

The home has had water intrusion at a sliding door that the caulking wasn’t maintained and has rotted the subfloor and started into a joist.

To our thousands of customers, many of whom are investors, it's about 1. driveway protection boards, 2. small footprint, 3. same day service, 4. smaller, less intrusive trucks (few want a tri-axle on their properties), 5. twin-door walk-in loading, etc.  

Bathroom Vanity and protecting the 2nd Floor door from water intrusion as it sits windward and it rains here quite a bit.

But, isn't more frequently than, say, twice per year a little "intrusive" to tenants just for routine maintenance? 

Next you'll be hearing the "mold" word...I'd install some kind of resilient flooring (lvp or similar) and let the tenants buy some large rugs that could get rolled up and saved from any water intrusion events.

I did that last year to show drainage problems, pool/pool deck/driveway failures, water intrusion inside, wood rot, original finishes on interior...  

It's very important you read the HOA maintenance program, the problem with the beachfront is the possibility of water intrusion during high wave sessions or flash floods.
