I may need to check on this, but my insurance company told me years ago that a tree in good health falling is an act of nature and the responsibility of whomever yard it falls into. 

Also I've been lending on quite a few deals in the area you're talking about since the hurricane how have insurance rates been looking in that area for you?

Add another $300 or so for taxes and insurance and you're at $2465 PITI. 

- For people who use LLCs/trusts, is it more common to have property insurance with the name of the LLC/trust?

I knew the fire insurance would be CA Fair Plan.

I have not included the insurance which is about 1500 a year. 

Do Florida rentals still pencil out with current insurance rates?
