We had the entire house heat treated recently and a new tenant moved in and we have another infestation. 

The dream of someday leaving the crime infested, 2 hour traffic to get 30 miles to work life and raising kids in small towns with little league baseball and riding through town on a bike could be lost, so the decided now is the day. 

Of course, not all of these need to be done immediately, but based on your guys experience which ones are the most important to look at and conduct.Examples of repairs include:Fungal damageCracks on side of buildingRear deck and support infested with wood boring beetles and fungal damageCracked kitchen tileBroken window Garage and attic wiring...etcAs you can see if I were to do all these repairs it might cost be more than my downpayment...so I want to figure out which ones are actually necessary.

I bought a small portfolio in November and the roof on one of the properties (a triplex) is swiss cheese and the 2nd floor unit is down to the studs due to a roach infestation (the seller did the demo after having it fumigated). 

We lived in 20-year-old, beaten down, rat-infested trailers with two to a room and nothing but a bunk bed, twin size mattress as old as the trailer, and a metal wall locker.

This is just the beginning... wait till the new bedbug ordinance kicks in where landlords are responsible regardless how the infestation occurred. 

I'm hoping they don't bother with a review...I can just see it now "bed bug infestation and rabid wild vicious dogs running all over the place."  

If an infestation occurs, we, or the tenant take care of it depending on the lease. 

Hard to believe they didn't notice some of these "infestations" prior to moving in.
