Along with rent collection issues and of course the 5 to 10k cash back was to be used for reserves.. but 90% of the buyers never thought about reserves and the next thing you know they bought a new Jet ski or car or took a trip.. so that left a lot of very week landlords going into the GFC and well you know the rest of the story foreclosures by the thousands in Detroit investors failing.. double whammy  underwater on mortgage inadequate reserves.

Plus there are extra charges for sewer jets, machines, etc. my question is— how the heck did beer bottles, soda cans, and what looks like a piece of siding get into your sewer lines?!

Its a great tool since it will prompt you with all the questions that you need to think about that you may not be including in your calculations.For example, you need to factor in how long you think a $100k rehab will realistically take you to complete (will it be 3 mos, 6 mos, 9 mos) and that will help you factor in all of your carrying costs such as interest on the borrowed money, insurance, heat, hydro, water, property taxes, etc.
