It makes sense for Airbnb/VRBO's algorithm to shoot new listings to the top of the search ranks to "reward" new hosts for coming on the platform.

In the last 3 years, I've worked with over 650+ new Hosts. 

I am sure you can appreciate how it feels from your investor's standpoint when there is a freeze on redemptions and the companies leadership is spending 3 days hosting a seminar.

I own and co-host MTR rentals in north Dallas, Texas.I would also add time before an MTR move-in for any fixes.

Those groups typically research and know what to expect, which make them “easy” to host.
