Doing some research in 2-3 states and wondering what are the best areas in your state to look at properties for purchase that would encompass most of these:-Ability to get a few acres (don't need 100, but say 3-5)-Home that can come with land suitable for small hobby farm/homesteading type stuff (couple of horses, maybe small garden, etc.)

so following @Drew Sygit's methodology of no-horse-in-this-race observations1) didn't see the 'no pants' thing coming...thats a new one for me 2) it looks like you bought at the lowest interest rate, highest part of the market cycle so you gotta own that and a chunk of this decrease is cyclical.

The training was real.. but as we know you can lead a horse to water but real estate is tough and as I state only 10 to MaYBE 20% can make it the rest just fade and or just buy rentals ..
