In my experience, and this will not be terribly popular here, but no you should not buy out of state if you cannot visit the area before you purchase if.

As you start closing deals, you will need to reinvest your profits into mailing lists and other scalable activities to grow your business.

I usually have very low turnover so I was hoping to organically grow my presence and name brand so that I had more visibility in the marketplace.

Florida has a number of great markets that work well for investment properties, and a  number that no longer work.There are a few Florida markets that are still in the top growing markets in the country.
