Of course you can be passive and buy performing stuff and get nice returns but when people are having courses that show you how to make a few hundred grand a year in notes people get all excited and rush to the well only to realize it’s dry and you need to work to fill it.

If you're going to lose a lot of money the realtor fees are the least of your concerns. 3% on a million dollars is only 30 grand.

I like Casa Grande, AZ for this, we have new builds that are around $300k and will rent for around $1750/month.

There was a grand design episode where the guy spent over a million on his dream house and right at the end , after all the construction was finished, had to call back the crew and dig his driveway or plumbing according to the zoning he wasn't aware of. 6.

I'd consider writing the bank a check for a couple grand but surely won't for $10k or more.

Quite frankly I can’t be parting with a few hundred grand to make a few bucks a month any advice?
