If they push back and demand a 60-day notice, then extend your notice to the full 60 days.Example: The lease expires in 40 days and the tenant demands a full 60-day notice.

The problem, is that we have a full time maintenance guy that has worked for us for 25+ years and I can't let him go. 

It would depend the full situation, but I'd pursue the equity line before I touched my first at 3.625%. 

It has two bathrooms, full kitchen, and open area and seven rooms that could be used as offices or I guess it could be a boarding house too lol.

Does he and his roommate understand the rent must be paid in full each month and they are both liable if it is not paid regardless of who has or has not paid their share?
