They do make sheet vinyl that looks like wood and if you go to a flooring store usually they will have a much larger selection and can even save you money with different types of installation like going over exsisting floors with a floating vinyl sheet install. 

You may end up with a 75%ish LTV LoC you can use to float this fix until cash flow can pay it down.

At the end of the day, I have said it before and will say it again, EVERY real estate operator I know that has survived for 30+ years and, generally shown continued success is completely against floating rate loans.  

Floating rates have crushed some big multifamily syndications of late.

What happens if something spills and/or leaks under the floated flooring (like a cooking accident or the tenant getting wet out of the shower on a regular basis)?

As for the debt risk, that’s easy—find out what the debt structure is before you invest, and pass if you aren’t comfortable.Didn’t mean to drift the thread—so on to the OP…I reviewed the website but didn’t watch the webinar.  

You can do the math, but assuming it takes 6 months to get your money back you will be floating these types of purchases with cash or hard money loans. 

However, they float themselves as income properties.

Unfortunately @Sam Dalton no such conventional thing exists for same day because the prevailing system is all about the "float".
