True, I am 100% with you on that.The point here is, when you analyze, you do based on what you know now (what is known as a fact today) and on what is highly likely to happened (again from today) and to accept the fact that things might change tommrow.Life happened every day, that’s why  we need to stay firm with our direction but flexible with our approach.having lived through the HORRORS of those years fully engrossed in the industry almost nationwide... it was regional on who did well and who had troubles.. no question well positioned landlords in Portland for instance no issue..

@Helena Goyvaerts it will be tough without 2+ years of USA tax returns showing you are profitable.Higher interest rates have negatively affected most lenders and many of them are getting more aggressive with offering more flexible programs.

I know it's not as flexible as a HELOC but as long as your deal flow is good and the tenants are paying the mortgage you won't come out of pocket for it.

Marco and company are a legit brokerage for sure.on the build side  this depends on how much money your sending and if your sending to escrow or direct to the builder. also I am building in Ocala currently and time lines are no where near what we expected . and its almost impossible to control cost up front.so as long as your OK with flexible time lines  ( and believe me no builder wants to go long) and price of material fluctuation then you wont be frustrated .
