Not sure what standard move-out procedure is to get the property rent-ready again. 

The length of the inspection procedure may also cause a delay in the tenancy's commencement.

If after reading your operating agreement, you are still not clear on the procedures, a call to your attorney may help.Assuming the LLC operating agreement is unclear or silent on the issue, I would think a non-cash trade of shares for equity might avoid a taxable event, but am not clear. 

And, I am not going to go through the FCRA compliance procedures.

Look to your lease too to see if it imposes greater procedural requirements on you to give the tenant notice to cure a curable violation. 

And trying to set up my SOP (standard operation procedure) for me.

@Dave Foster and @Bill Exeter I've researched endlessly on this topic, including reviewing IRS procedures and rulings, and speaking with 1031 intermediaries, and can never seem to come to a clear picture of how to handle my situation until I came across this page.

In my opinion, you should only accept Section 8 rentals if you are doing it at scale in the same area and understand the tenancies and the procedures.
